Responsibilities:
1. Minimize exposure and risk by implementing and auditing safety standards and quality assurance controls.
2. Coordinate work between Sr. Manager and subcontractors working on various phases of projects.
3. Oversee performance of all contractors and review architectural and engineering drawings to ensure all specifications and regulations are being followed.
4. Properly administer construction contracts and obtain all necessary permits and licenses.
5. Supervise site staff, review their reports, check on reported difficulties, and correct any safety violations or other deficiencies.
6. Track and control construction schedule and associated costs to achieve project completion within scheduled time.
7. Report to Sr. Manager and Top Management about progress and necessary modifications of plans.
8. Conduct project meetings.
9. Manage day-to-day operational and tactical aspects of the projects.
10. Manage day-to-day client interactions and expectations directly or in a managerial function role.
11. Generate and issue internal and external project reporting through company provided formats.
12. Proactively identify changes in project scope and ensure appropriate measures are taken.
13. Project changes in scope and revenue.
14. Administer Submittal Review process between Subcontractors/Suppliers and design team.
Coordination with Planning:
1. Develop a cost-effective schedule for project completion following a logical pattern for utilization of resources.
2. Ensure baseline schedule and weekly schedule updates are available at site.
3. Ensure all work is done on time and within the projected schedule time.
4. Ensure the construction project is compliant with current building codes and other legal or regulatory requirements.
5. Carefully plan out each stage of the project to ensure successful completion.
Risk Management:
1. Undertake risk management before the start of the project.
2. Identify and respond to potential issues throughout the project to minimize negative impacts and ensure worker safety.
3. Manage internal risks such as unrealistic scheduling commitments and poor planning design.
4. Manage external risks such as unforeseen regulatory requirements and natural disasters.
5. Create contingency plans to proactively approach risk situations.
Quality:
1. Ensure QAP is properly implemented and explained to all site members.
2. Follow Quality Assurance Plan at all stages of the project.
3. Take corrective actions in accordance with the quality audit if deviations are measured.
4. Ensure quality audit reports are properly filled in the project file.
Safety:
1. Ensure proper safety standards are followed at the site according to company safety policy.
2. Report any safety-related incidents to Sr. Manager and take corrective actions.
NCR:
1. Ensure effective follow-up and resolution against respective NCRs.
2. Minimize NCR raised by internal Quality and Safety team during site audit.
Change Management:
1. Ensure correct document information transmission to site due to Change Management.
2. Implement change management process after approval during execution process for design changes, client requirements, contract changes, regulatory and statutory changes, project delays, or other changes.
